Councils are being encouraged to explore partnership opportunities under Round 3 of the Housing Australia Future Fund, which aims to support the delivery of more than 21,000 social and affordable homes nationwide.

Housing Australia has opened Round 3 of the Housing Australia Future Fund (HAFF), with funding available to support the delivery of up to 21,350 social and affordable homes across Australia.

The Australian Local Government Association (ALGA) will host a webinar on 13 March 2026 to provide councils with information on how to access HAFF funding. Registration details will be shared via ALGA Alert and social media.

In the meantime, councils are encouraged to engage early with Community Housing Providers and relevant state and territory agencies to identify potential partnership opportunities.

Councils may also benefit from consulting the Guide for Local Councils: The Delivery of Affordable Housing, which was launched in November.

Round 3 introduces four tailored funding streams designed to support long-term partnerships and a range of project types and delivery models.

  • Stream 1 – First Nations: Supports the delivery of more homes owned by First Nations housing providers, addressing the housing needs of Aboriginal and Torres Strait Islander households and contributing to Closing the Gap objectives.
  • Stream 2 – Housing Diversity: Focuses on improving housing outcomes across regional, rural and high-need areas to support liveability, economic opportunity and responses to acute housing pressures.
  • Stream 3 – States and Territories: Encourages partnerships with state and territory governments to unlock and accelerate housing delivery and support long-term, place-based outcomes.
  • Stream 4 – Partnerships at Scale: Enables larger-scale delivery by supporting partnerships capable of efficiently delivering homes at scale.

Through the four funding streams, the HAFF aims to strengthen collaboration between councils, housing providers and governments to increase the supply of social and affordable housing across Australia.
